Method. We collected and analyzed 1,733 property management job postings, 159 time surveys and day-in-the-life accounts, 445 software reviews and 787 public complaints from US managers and landlords between September and October 2026. Each item was coded into one of 15 areas of the job, blind to what we were building, then audited for bias. We also wrote to property managers directly, one by one, and followed up with everyone who replied. The shares above come from the 159 first-hand accounts.

It connects the tenant's request to a work order, a vendor, a confirmed visit and an owner update. Lintel keeps those steps together, including follow-ups when someone goes quiet and turnover work when a tenant gives notice.

Does Lintel replace my property management software?

Lintel works next to your existing system. You can bring rent roll exports from Buildium, AppFolio or Rent Manager, along with vendor lists and notes, and review the imported records before saving them. These are file imports; Lintel does not claim a direct integration or partnership with those providers.
